Initial Consultation
Contact Alex Warwick Architect to go over your vision and discuss various key topics that will help get the project started in the right direction. We can visit your project site (empty field, renovation/addition site, personal residence, etc) to best discuss next steps with you.
Programming & Schematic Design
Once we have established the key project goals, we will begin the initial design phase (programming & schematic design) which lays out the "big picture" design elements before getting into the details of the project. This phase is for thinking outside the box and developing the major elements of your design.
Design Development & Contract Documents
Following the programming & schematic design phase, we will move the project into the design development and contract documents phase. This is the stage of the project where relevant external parties are engaged (required engineers, municipalities, utility companies, etc) and the design will become fully developed for permit, and construction bidding.
Building Permit Application
Prior to starting any construction, most projects will require a building permit (as required by local municipalities). Alex Warwick Architect can either apply for the building permit on behalf of our clients - acting as an authorized agent, or provide all of the necessary drawings, and documents for the owners to make the building permit applications directly.
Tender Phase
Once the design is developed for permit, its often the right time to reach out to contractors to provide a bid for construction. Alex Warwick Architect can recommend General Contractors, or can work with your selected contractors to obtain a fair market price for the construction and will work with you through this process as needed.
Construction Phase
With both the building permit in-hand, and a selected General Contractor lined up, its now time to start construction. Alex Warwick Architect can provide a range of services during construction ranging from monthly site visits, to full contract administration being directly involved in construction correspondence, and participation during bi-weekly construction meetings.
Final Occupancy and Client Take-Over
Once the construction is substantially performed as determined by Alex Warwick Architect (when we are acting as payment certifier), the project will be ready for client take-over. Alex Warwick Architect can assist in this often hectic transition by reviewing the close out documents and coordinate any warranty related items during the warranty period.
